Two Systems, Two Causes

UL 325 has required residential openers sold since 1993 to carry both a photo eye and contact reverse, so a Chula Vista door that kicks back before it seats is answering to one of two separate systems, not a single shared fault. The photo eyes are the small sensor pair mounted low on each track, near the bottom of the rail, throwing a beam across the opening the door has to clear. Contact reverse carries no sensor pair at all; it reads resistance through the opener's motor as the door pushes against something the track should not be fighting.

When Photo Eyes Are Reversing It

Photo eyes cause a very specific pattern in Chula Vista: the door reverses well before it reaches the slab, sometimes a foot or two up, because the beam between the sensors was broken or blocked rather than something underneath the door. Check first for a trash can, a bike, or a shadow crossing near the track base. On hillside driveways around Eastlake or Rolling Hills Ranch, a car parked at an angle can clip the beam. If nothing is in the path, the lenses themselves are misaligned or dirty.

Either way, the fix is realignment or cleaning, not a force adjustment, since the sensors and the contact reverse are separate systems under UL 325.

When Contact Reverse Is Reversing It

Contact reverse only trips once the door is genuinely fighting something, so it lets the door travel much farther down the track before it kicks back, sometimes within inches of the slab rather than stopping high like a blocked photo eye would. That difference in where the door stops is usually the first clue pointing to which system responded.

A force setting left too tight from an earlier adjustment, or a track that has started binding along a bent rail, makes the opener work harder near the bottom of its travel and trips the safety sooner than it should. Older homes on the west side, built through the postwar decades before Eastlake existed, are more likely to carry a track that has drifted out of alignment with age.
