Marine damp does something less obvious. A closed garage west of I-5 sweats through weeks of June gloom, and a hardened seal lets that humidity cycle through freely. That is what corrodes the bottom of the lift cables and rusts the bottom brackets from the inside of the door.

Retainer, Astragal, Jambs, and Getting a Flat Seal

The bottom seal, the astragal, slides into an aluminum retainer on the bottom rail. The retainer gets checked first for corrosion and straightness, since a bent retainer will not hold a new seal flat. Sizing matters: the T-slot profile has to match the retainer, not merely fit into it.

Then the jamb stripping and the header seal. Vinyl-flanged stop molding gets nailed to the jamb so it just touches the door face, tight enough to seal and loose enough not to drag. On an uneven slab, common in older Castle Park and Woodlawn Park garages, a taller bulb seal takes up the gap.
